Hi Louis,

HLE will be based solely on your income. You might want to consider a bank loan.

For resale, it would be more of how much loan you're eligible for, which relates to your income, and also how much CPF OA and cash you have.

Feel free to contact me at your convenience, and we can take this further.

Evening,

As your wife is foreigner, you can only purchase resale unit under non-citizen spouse scheme. Under that scheme, only your income will be use for HLE assessment. Given the case, with your income, you might not have enough funds for purchase of 5 room flat.

Do contact me further for discussion.

Hi Louis,

You can purchase a resale unit under the non-citizen spouse scheme.

It would be advisable to apply for a HLE (HDB loan). We can then determine the type of HDB flat to buy.

Most importantly, you must be comfortable with the budget without over-stretching beyond your comfort level.

You can always upgrade later as most people averagely buy home twice in their lifetime.
